AN inner-city refurbishment has been awarded the Queensland Design On Show (QDOS) Gold Award for hospitality design, with a retail laneway linking Adelaide and Queen Streets.

The winner, interior design agency Geyer, re-developed the lobby space of 100 Creek Street to compete with other A-Grade buildings in the area, with an approach of transparency, connection and contrast.

Geyer Queensland’s Tony Alberti says 100 Creek Street allows a clean and clear expression for retailers while sitting seamlessly within the newly refurbished architecture.

“By bringing to life what was a typical inner-city goat track for the city’s commuters, we have created a destination for people to eat, drink and socialise, whilst commuting to and from work and for informal lunch and coffee meetings,” he says.

Two retail deals were also recently completed at Pradella’s five-star green rated 154 Melbourne Street, with Spanish restaurant Granada and bistro/bar Jost signing up for $550 per sqm.

Pradella built the office block with joint venture partners Michael Barakat and Raymond George, with 76 per cent of the building’s retail space secured on long-term leases so far.

Pradella’s Development manager Nick Hinton says the lease of more than three quarters of retail space reinforces the underlying demand for well-located and well-designed retail space in South Brisbane.

“There has been a solid level of enquiry from the retail sector which reflects the attributes of 154 Melbourne’s location, prominent street frontage and quality finish,” he says.

“Even with the onset of more volatile market conditions, we strongly believed that the building’s attributes would enable us to secure long-term leases with solid retail and commercial tenants.”
