US giant Sentinel gains approval to develop 300 build-to-rent apartments on the Gold Coast

The Australian arm of US property group Sentinel Real Estate Corporation has been given the green light to proceed with a 300-unit build-to-rent (BTR) project on the Gold Coast in the first foray by the development giant into Queensland.

The twin-tower project, to be built on a 1.4ha site at 5-8 Stadium Drive in Robina, comes on the heels of Sentinel announcing its first development in Adelaide earlier this year, and builds on a project completed in Perth and one nearing completion in Melbourne.

The Gold Coast development will be operated by Sentinel's Australian property management brand Kinleaf when completed and will be among a portfolio of more than 1,600 rental apartments the group has either completed or has under way in Australia.

Sentinel’s Gold Coast development, located in Robina’s Stadium Village precinct, will comprise two towers over nine levels with a connecting podium featuring indoor and outdoor resident amenities.

Apartments will comprise a mix of one-, two- and three-bedroom layouts while resident amenities will include a pool and sun deck, fitness centre, resident lounge, amphitheatre, outdoor barbeque areas, plus more than 370 car parks and 120 bike parking spaces on the ground level.

Sustainability features include a photovoltaic system to supply solar power for common area usage, EV charging stations, a rainwater harvesting system for irrigation, and small fruit and herb gardens on offer for residents.

“Our upcoming development on Stadium Drive will transform into a vibrant and engaged rental community that offers its residents thoughtfully and sustainably designed apartment living that sets a new benchmark for the area,” says Keith Lucas, Sentinel’s Australian managing director.

“Future residents can expect to enjoy high-quality fixtures and finishes, convenient access to a range of premium amenities within their building, and a refined rental experience amongst Robina's natural beauty and convenient location.

“Queensland’s housing market is evolving and we relish the opportunity to apply our proven expertise in delivering and managing well-designed rental apartment communities to deliver more quality housing options to the local market and support the state’s growing population.”

The proposed development is located near the proposed site of a satellite village for the 2032 Brisbane Olympic Games, with close access to the Robina Railway Station and the planned Robina City Parklands, the first stage of the Gold Coast City Council’s proposed Greenheart Parklands.

Sentinel, which has 50 years’ experience in property management in the US, has been exploring the Australian rental market and laying the foundations of its build-to-rent model for Australia since 2011.

The New York-based group’s portfolio currently comprises 27,500 apartments and more than 500,000sqm of commercial real estate in the US, Australia and Europe.
