Plans lodged in Sydney for $762 million City Tattersalls Club redevelopment

The developers of a $762 million redevelopment of City Tattersalls Club have lodged their plans with the City of Sydney, bringing the major project one step closer to reality.

To be located at 194-204 Pitt Street, the 50-storey tower is set to feature a 101-room hotel and 241 high-end residential apartments.

If the Stage 2 development application is approved, a consortium led by Singapore-based First Sponsor Group and ICD Property will be able to commence construction next year with a goal to complete the project by 2026.

In addition to the centrepiece tower, the project will redevelop the Club's facilities and add ground-floor retail, an upgraded lower bar and grill, new restaurants, a commercial fitness centre and event spaces.

The tower has been designed by architects BVN, who were appointed after winning an international design competition ahead of architecture firms Hassell, Bates Smart, SJB, Candalepas Associates, and DP Architects back in August last year.

"The three parts of the project club, hotel and apartments are purposefully articulated in the overall mass of the project, with fenestration informed by the existing exuberant heritage facades," BVN principal architect Matthew Blair said.

"They weave together a story of rich history and an optimistic future for this significant place in the middle of the CBD."

BVN worked closely with fjmt studios, the appointed architects for the heritage components of the development, who have also been selected to be the Club's interior architects.

If the plans are approved, premium apartments will occupy the top floors of the tower, offering views over Sydney's CBD and the harbour.

Residents of the tower will also have access to exclusive amenities including several multipurpose spaces and a large outdoor deck with BBQ and entertainment facilities.

Hotel conglomerate IHG has recently signed on to operate the hotel component, which will be situated below the apartments and comprise circa 101 rooms and its own collection of amenities for guests.

ICD Property managing director Matt Khoo said the submission of the Stage 2 Development plan is an exciting milestone for the project team.

"The collaboration between BVN and fjmt has been incredible, particularly during the unusual work conditions we have been facing lately due to COVID-19," Khoo said.

"Where we would previously have the entire project team spend hours together in hands-on workshops, our whole design team has been innovating its approach and remaining agile through working behind a screen.

"Despite these tough conditions the team has delivered a design that is respectful of the site's heritage components, existing Club, and its members; whilst also producing a beautiful addition to the Sydney skyline and a rich asset for the city that will add significant value to the public through activation on its Pitt Street frontages."

City Tattersalls Club is located within Sydney's primary shopping, dining, office and entertainment precinct on Pitt Street, and the redevelopment marks a rare opportunity to reinvigorate the space.

"The significance of this redevelopment to our members and a CBD that is very much in need of reactivating is indescribable," City Tattersalls Club group CEO Marcelo Veloz said.

"Pitt Street has been our Club's home for the last 125 years and this long-awaited redevelopment will allow us to safeguard our next 125 years by upgrading the existing structures and expanding the facilities we have on offer to create even more benefit to our members and the wider community."
