IHG teams with Felix Capital for four-star Holiday Inn at Caloundra

Concept design for the new IHG hotel project on the Sunshine Coast

IHG Hotels & Resorts has partnered with Sydney-based Felix Capital to open a new four-star hotel in Caloundra on the Sunshine Coast as part of a mixed-used development.

The proposal will deliver the second Holiday Inn & Suites for Australia and the first for a regional location.

IHG, which has 52 hotel properties across Australia, already operates a Holiday Inn Express & Suites property at Maroochydore, but its only other Holiday Inn & Suites brand operates at Bondi in Sydney.

The proposed 160-room hotel for Caloundra will include 33 suites and feature hallmark Holiday Inn facilities such as an open lobby, all-day dining restaurant and lobby cafe, meeting spaces, a fitness centre, outdoor pool and “kids club”.

The hotel will also introduce a signature rooftop restaurant and sky bar.

IHG is partnering with Felix Capital for the first time to bring the Sunshine Coast project to the market in early 2028.

The hotel and mixed-use development is proposed by Felix Capital for a redevelopment site at 51 Bulcock Street in the heart of Caloundra. The property is currently occupied by the Caloundra City Centre, a three-level retail and office building which was snapped up by Felix Capital for just under $10 million two years ago.

Cameron Burke, director of development, Australasia and Pacific, for IHG Hotels & Resorts, says the group is pleased to be joining forces with the Sydney developer to bring “this exciting hotel” to Caloundra which he notes will benefit from plans to build a new rail connection with Brisbane ahead of the 2032 Olympics.
