Commercial tower at Sydney's Green Square receives development approval

A commercial tower designed with the changing nature of work in mind has been granted development approval, with construction of ‘Fulcrum’ set to be completed by 2026.

Situated above the Green Square railway station, 4km south of the Sydney CBD, Fulcrum will be a 16-storey commercial tower, replete with large office spaces, landscaped indoor/outdoor terraces, and views of the city.

The A-grade property, which will span over 25,000sqm of net lettable area, was designed by architects Bates Smart and spearheaded by integrated property developer developer TOGA.

The building is composed of two workplace wings that hinge off a naturally ventilated central timber ‘social heart’ providing a unique indoor/outdoor collaboration hub and interconnected stairs that run through the middle of each floor.

Completely north-facing, the dynamic floorplates offer the option of a range of working environments, an abundance of natural light, and neighbourhood zones to form open and continuous social spaces.

“Fulcrum will be one of the first purpose-built commercial buildings for the new post-COVID era and is specifically designed to foster strong organisational culture, and lead to happier, more engaged people,” TOGA Group managing director Allan Vidor said.

Fulcrum will be the first site to be re-developed as part of the Green Square Town Centre overhaul, with the design to mesh with the existing train station and public amenities.

Those who work at Fulcrum will have access to the local culinary hotspots, and will be within walking distance from the town centre, parklands, libraries and the aquatic centre.

“The striking commercial tower will become a beacon for Green Square town centre. The distinct terracotta colour, form and materiality pays homage to the area’s significant past as an industrial heartland and embodies the exciting fast-growing creative and social community that is emerging in the neighbourhood today,” Vidor said.

“The development provides the chance to become part of one of Sydney’s most significant revitalised and transforming urban neighbourhoods, set to be home to over 30,000 new residents by 2030. A thriving hub on the doorstep of a vibrant creative, cultural and social community.

Bates Smart director Philip Vivian said Fulcrum will be a centrepiece for Green Square and highlighted the proposed green vision for the building.

TOGA says it is committed to achieving a NABERS 5.5. Star and 5 Star Green Star rating - in line with City of Sydney sustainability targets.

Fulcrum is set to be completed by 2026 and adds to the growing portfolio of commercial and mixed-use developments for the TOGA Group including TOGA Central, Surry Hills Village, Oxford & Foley and Wicks Place.
