Development partners back together with plans for Brisbane’s $1.5b Gabba Heart Precinct

Brisbane’s Olympic Games precinct has become a new focal point for large-scale projects with the latest being the $1.5 billion Gabba Heart Precinct, a four-tower development that will be dominated by a build-to-rent offering.

The project, a joint venture between Brisbane’s Belmonde Property Group and Gold Coast-based Sun Luxe Group, will comprise 1,387 build-to-rent apartments across four towers while the fourth building will house a 230-rooms hotel and serviced apartments.

The partners last week lodged a development application for the project which will be located on a 9,361sqm site at 79 Logan Road in Woolloongabba – just a short stroll from the Gabba which will take centre stage at the 2032 Olympics.

The towers, which will range in height from 36 to 41 storeys, will incorporate three podiums which will offer a range of retail outlets and food-and-beverage venues, while each of the four towers will have extensive recreational amenity at the rooftop level.

The Gabba Heart Precinct proposal comes on the heels of plans by Brisbane development group Trenert for a $1.2 billion twin-tower mixed-use project alongside the heritage-listed Railway Hotel at Woolloongabba.

Trenert’s Station Square development will deliver a five-star hotel, an office tower and a retail plaza to the Olympics precinct, as well as a mix of residences comprising residential apartments and affordable housing which it plans to develop in partnership with community housing provider BlueCHP.

The proposal put forward by Belmonde and Sun Luxe will include upgrades to the adjacent Jurgens Park with plans to elevate community engagement on the existing site through art installations and other improvements.

“This project will reactivate the heart of Woolloongabba, embracing Brisbane’s subtropical climate and showcase the best of Queensland’s unique climate and lifestyle with iconic architecture,” says Martin Timms, director of project designer Cottee Parker.

“The project’s vision also includes upgrading Logan Road to a high street that will maximise the existing road width and create a vibrant space for a new retail precinct.

“This is the first of what I’m sure will be many developments to meet the needs of the 2032 Brisbane Olympic Games.”

The directors of Belmonde Property Group and Sun Luxe Group – Todd Brown and James Rice respectively - were founders of former Adelaide company Urban Construct which relocated to the Gold Coast in 2010 to undertake a multibillion-dollar portfolio of apartment projects including the final stages of Nifsan’s Emerald Lakes.

The directors voluntarily liquidated Urban Construct Queensland in 2020, declaring that there were no debts owed to creditors. The move was said at the time to have led to semi-retirement for the development duo.

The partners have since gone their separate ways with solo projects but have come together on some projects as joint-venture partners.

The Gabba Heart Precinct is the largest project they have undertaken to date, behind Urban Construct’s Adelaide projects such as the $600 million Holdfast Shores redevelopment at Glenelg and the $1 billion mixed-use The Precinct in Adelaide’s CBD.
